Swainson Gas Services has been fitting and looking after boilers across Stockport and the surrounding areas since 1986, first with Alan, now with his son John. What it is

A full boiler installation covers survey and heat-loss sizing, removal and safe disposal of the old appliance, new boiler fitted with the correct gas supply and condensate route, system cleanse and inhibitor, magnetic filter fitted, controls set up and explained, commissioning with a flue gas analyser, Building Regulations notification, and manufacturer warranty registration in your name.

When you need it

The honest answer is: when repair costs stop making sense, not before. A boiler over twelve years old with a failed heat exchanger, a discontinued parts list, or a repeat fault history is a replacement candidate. A ten-year-old boiler with one failed part usually is not. If the appliance is still safe and repairable, we will tell you to repair it.

Why it matters

Most of the bad boiler installations we are called out to fix were not fitted badly on the day, they were specified badly before anyone picked up a spanner. An oversized boiler short-cycles, wastes gas and wears out early. A system fitted without a cleanse and a filter fills the new heat exchanger with the old system's sludge inside two winters. A boiler never registered with the manufacturer has no warranty at all when you need it.

A new boiler should be the end of your heating problems, not the start of a new set. Here is what goes wrong when an installation is rushed, undersized on thought and oversized on kilowatts.

Oversized boiler, higher bills

A 35kW combi in a two-bed terrace fires up, satisfies the demand in seconds and shuts down again, over and over. Short-cycling burns more gas, stresses components and shortens the boiler's life.

New boiler, old sludge

Fitting a modern condensing boiler onto an uncleansed system pushes years of magnetite straight into the new heat exchanger. It is the single most common reason a new boiler fails early, and the most common reason a warranty claim is refused.

No warranty on record

Manufacturer warranties only exist once the installation is registered by a Gas Safe engineer and serviced annually. An unregistered fit leaves you with a five-figure appliance and no cover.

No Building Regulations notification

Every new gas boiler must be notified to Building Control. Miss it and it surfaces at the worst moment, usually mid-sale, with a solicitor asking for a certificate nobody has.

Boiler installation decisions are mostly made before the fitting starts. These are the choices that actually matter in Stockport housing stock.

Combi, system or regular?

A combi suits most one-bathroom homes: no cylinder, no loft tank, hot water on demand, with the boiler prioritising a hot tap over the radiators while it runs. Homes with two or more bathrooms in simultaneous use, or a poor incoming mains flow rate, are usually better served by a system boiler and an unvented cylinder. We measure the mains flow before recommending anything.

Swapping a back boiler or heat-only system

Older Stockport semis and terraces still run back boilers behind the fire, or heat-only boilers with a loft tank and a cylinder. Converting to a combi frees up the cupboard and loft space, but it changes the pipework, the flue route and sometimes the gas supply size. We price the whole conversion honestly rather than quoting a straight swap and adding extras on the day.

We will always tell you when a repair is the better financial decision. A boiler under ten years old with an available part is usually worth fixing. A boiler over twelve with a failed heat exchanger, obsolete parts, or a third fault in two years usually is not.
